Leakages, Seepages & Dampness

Most Buildings, flats, bungalows and house tend to have this problem of leakages/seepages/dampness on walls. This is not only harmful to our well being but also for the building/ premises in which we stay.

Most of us would like the interior of our house to be good looking clean and spic and span, but have a care a damn attitude when it comes to the structure from which all these problems emanate. This is more prevalent when it comes to co-operative societies (Residential & Offices) where the Managing Committee is only bothered of day to day affairs and is not bothered much about preventive maintenance and also allow petty differences to blur their vision of work.

Even the best of construction needs preventive maintenance. The climate is undergoing vast changes and it definitely affects the superstructure. Moreover like the human body the superstructure also ages and so it also needs treatment from time to time. Many societies just do a superficial painting which is of a temporary nature and does not do much to protect the structure either.

The superstructure ages leaving crack from the outside which allows ingress of rainwater which slowly seeps inside and corrodes the metal reinforcements and also the concrete. These cracks can also be caused by rampant damage to the structure by modification on the periphery i.e. around balconies, windows doors etc. These modifications are mostly attended only from the inside, thus leaving the outside to the rampages of nature. Also fixing of grills by each individual flat owner is also a major cause of leakages and seepages. Fixing of grillwork involves hammering in of big size nails to anchor the weight of the grills. This leaves cracks on the outside which during the monsoon allows the water to ingress into the flat and also weakens the superstructure.

Trimix resin is to be mixed with specially treated cement and sand in the ratio 1:3 (This comes in ready to use 20 kg buckets containing 1 part of Resin(5Kg) and 3 parts of treated sand and cement (15 kgs). The buckets need to be opened and both contents are to be mixed thoroughly in the buckets. The area of application has to be thoroughly cleaned. The cracks need to be filled up with good quality crack fillers or you can use (Chemstar 2K jointing compounds from TRIMIX) Allow the crack filler to dry. Then the mixed Starshield Waterproofing is to be applied to the surfaces having the crack or from where the water ingress is taking place. As you are aware water can enter from anywhere and seek its own way into the structure and out of it as well. Water thus entering the structure and also into the flat damages the structure, corrodes the reinforcements and also at times penetrates the internal wall and spoils the internal wall finish and décor.

Water can also enter through the damaged terraces, window frames/balconies and other areas of the structure causing damages to the interior walls and also to the structure inside. These can be in the form of leakages (acute state) and dampness and seepages (which are initial stages of water ingress). All these can be treated externally and internally by using Starshield cementitious waterproofing.

Most of the internal leakages take place due to haphazard modifications being carried out by non technically qualified staff such as plumbers, carpenters, and civil contractors. Most damages are caused by indiscreet modifications and alterations without any regards to the load bearing and other factors which tend to create cracks and allow water to enter the internal wall surface or the wall itself.

Another big culprit is the water pipes itself. They tend to age in old buildings and spring leak. Besides even new pipes laid improperly through the wall or floor can spring a leak thus causing leakages/dampness/ seepages. Besides improper fitting of closets, plumbing fitting etc can also cause such problems. Another culprit is improper waterproofing in the washroom and toilet areas causing severe leakages/dampness/ seepages.

All of the above can be successfully resolved by the use of Starshield Waterproofing compound from TRIMIX of U.A.E. It can be used either by brushing or applying by roller. The best way to stop the ingress of water is by solving the problem at the very source itself. If water remains in any structure due to leakages or by creating dampness or seepage issue, there will always be collateral damage internally to the structure, thus reducing its lifespan and its stability.
